SQL Server id permission to create and modify tables

A SQL Server application that needs user permission to create and modify tables in SQL Server 2005 may be handled best via a schema.

An application needs permission to create tables on the fly. I don't want to give the id db_owner. How do I give this id permission to create and modify tables in a database?
If you're on SQL Server 2005, consider creating a schema and giving the user permissions on the schema instead of the whole database.
